Azahar Place
When completed, Azahar Place Apartments will be a community of 60 affordable, rental apartment homes in the City of Ventura. Thirty of the apartments will be available for rent to farmworker families and the other 30 will be general occupancy affordable rentals. General occupancy units will target families earning 60 percent of the area median income (AMI) and the farmworker units will be available for households earning 30-45 percent of the AMI. Azahar Place is located on a rectangular shaped 5.13 acre parcel with primary access from Citrus Drive. The complex is part of the Citrus Place Master Plan that will total 23.4 acres. Ultimately the master plan will include single-family homes, condos, and a large park.
Azahar Place will consist of 18 residential buildings and one community building. The unit mix will include 4 one-bedroom units, 15 two-bedroom units, 35 three-bedroom units, 5 four-bedroom units and an additional three-bedroom unit for the on-site property manager. The one-bedroom units will be designed as flats with attached one-car garages. All of the other unit types will be designed as two story townhome style units with attached two-car garages. The square footage (not including garages) will range from 690 square feet for a one bedroom apartment to 1,580 square feet for a four bedroom apartment. The majority of the apartments will be a 2-story townhome style with private two car garages. In addition to other accessible units, there will be five one-bedroom fully accessible flats with private single car garages.
Site amenities will include an approximately 2,000 square foot community building that will house a general community meeting area, a computer facility, restrooms, storage, and property management offices. When phases 2 and 3 of the Citrus Place development are completed, residents will have access to a large 2.44 acre public park with BBQ/picnic areas and a playground.
All of the apartments at Azahar Place will have modern kitchens with Energy Star rated appliances, including a washer and dryer a refrigerator, dishasher, garbage disposal and refrigerator. All of the units will also include a private patio area, and attached garages. Outdoor amenities will include pedestrian sidewalks, access to the Citrus Place park once it is complete, a community center with a barbeque area, and a community garden. The large community room is intended to provide for educational classes, social occasions and other community events to be held at the site. The project is developed with alley access to garages and trash areas. This will create a front yard streetscape that is much more pedestrian friendly than typical multifamily developments.
The project will achieve multiple green certifications including LEED Gold, and Enterprise Green Communities, and will exceed Title 24 energy standards by at least 30. A no-smoking policy will be enforced.
Azahar Place is scheduled for completion on May 31, 2012.
