Kuehner Homes: A Mixed Income Development Brings Affordable Homes to Simi Valley

Things have been looking up for working families who were looking to become first-time homebuyers in the City of Simi Valley. Kuehner Homes, which consists of 26 single-family detached homes, have given Simi Valley residents more affordable housing options. Eleven of the homes on the 3.8-acre site were set aside as affordable and 15 were priced at market rate. Each three- or four-bedroom home built by CEDC features 2.5 baths and a two-car garage on an approximately 3,000-square foot lot. “Kuehner Homes is the first single-family, mixed-income detached home development of its kind to be built in Simi Valley in 10 years,” says Dulce Conde-Sierra, Simi Valley’s deputy director of housing and special projects. “It will help address a very significant need and realize the dreams of 26 families.” In Simi Valley, demand for affordable housing is increasing while supply lags far behind. The median home price topped over $463,000 in July 2004, driving the price of home-ownership out of reach for many first-time homebuyers. Families with incomes at or below 80 percent of the Area Median Income (AMI) were eligible to purchase 11 of the reserved homes. Final selection took place by lottery.
