Community Planning Charrette Yields Mixed-use Plan

In an effort to create a plan that best meets the needs of the Santa Ynez community — Cabrillo Economic Development Corp. hosted a 5-day planning Charrette that brought an award winning design team to work collaboratively and local residents, developer, property owners, planning officials, and interest groups. The resulting plan applies Traditional Neighborhood Design to create a mixed-use ownership housing and commercial opportunity.

The plan features beautifully designed western style mixed-use buildings at Meadowvale’s frontage, with row-house style residences on a pedestrian friendly entry lane. The project also provides residences for affordable and market rate homebuyers. Participation in the Charrette by the neighboring property owner enabled the team to plan the two adjoining parcels more comprehensively resulting in a significant commercial space yield across the properties.

The affordable component includes 15 Town-homes priced for mortgage qualified buyers with incomes at 80% of the Area Median Income (families earning $40,000-$50,000) and 5 Town-homes priced for mortgage qualified buyers at 120% of the Area Median Income (families earning $70,000-$80,000. The balance of the units would be sold at market rate.
