THE POSITION
The primary responsibilities of this Senior Maintenance Technician position is to perform advanced property maintenance functions at an affordable housing development. These responsibilities include performing general and skilled maintenance repairs in one or more crafts or trade; lead and train Maintenance Technicians I and II as necessary; work independently in advanced trades such as plumbing, electrical, appliance repair, drywall repair, painting, heating and air conditioning etc.
This position requires an advanced level of technical knowledge and skills in more than one of the building trades and is responsible for ensuring the safe and timely completion of overall maintenance and repairs to apartments. The Senior Maintenance/Specialty Trade Technician receives work assignments and is supervised by the Multi-Family Facilities Manager. The Senior Maintenance/Specialty Trade Technician will work closely with the Resident Manager to complete the assigned work, or to supervise the work of contracted vendors for landscaping and other services on the property. Additionally, this position is responsible for reviewing all security issues, including lighting, gas and water shut offs while responding to emergency maintenance requests that occur after business hours.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Specific job goals, objectives and tasks are established for each employee as part of the annual evaluation and work plan process by the Property Supervisor and Property Management Director. Major duties and responsibilities include, but are not limited to the following:
• Perform a variety of general and skilled maintenance and repairs involving plumbing, electrical, appliance repair, drywall repair, painting, heating and air conditioning, etc., in the apartments and common areas of the community.
• Attend and perform emergency after-hours maintenance and/or repair services for tenants.
• Maintain a monthly inventory of maintenance supplies and equipment.
• Maintain apartment maintenance files and tracking logs related to maintenance procedures.
• Ensure that all maintenance equipment is in good working condition.
• Assist Resident Manager during apartment inspections at move-in, move-out, bi-annual inspections and during audits.
• Meet regularly with the Multi-Family Facilities Manager.
• Work with vendors to obtain bids and quotes for services needed.
• Other duties as assigned by the Resident Manager, Property Supervisor, or Facilities and Special Projects Manager.
• Completes the “unit turnover” process to prepare vacant apartment homes for leasing and new move-ins by completing the pre-move-out inspection, creating a “punch” list of maintenance work needed, scheduling vendors and contractors as needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work.
• Complies with Cabrillo’s safety and risk-management policies by attending and participating in the property’s routine safety meetings, completing required training on OSHA and other safety related laws and requirements, and by reporting accidents and incidents promptly and accurately.
• Inspect work performed by contractors, vendors and other service providers to verify the work, materials and services meet quality standards, scope and specifications as required.
• Assists in conducting routine and periodic property inspections to identify safety and risk management concerns, keep the property in good repair, and communicate concerns about the physical needs of the property to management.
• Establish and maintain monthly preventive maintenance inspections and vendor scheduling of the property.
• Train other maintenance personnel in a wide variety of duties related to apartment maintenance and repairs or special trades. Provide direction to MT’s I and II’s.
• Proactively address issues and identify large projects; make recommendations to Multi-Family Facilities Manager.
• Other duties as assigned by the Resident Manager, Property Supervisor, or Facilities and Special Projects Manager.
REQUIRED KNOWLEDGE, SKILLS & ABILITIES
• 4 years or more of experience in property maintenance or construction experience required or 4 years or more of journey-level experience in one or more trade areas.
• Bilingual (English/Spanish) Preferred.
• Knowledge of methods, techniques and procedures including safety, used in skilled and general maintenance and repair involving a special trade like plumbing, electrical, appliance repair, drywall repair, painting, heating and air conditioning, etc.
• Knowledge of proper tools, materials, and equipment used in the building and maintenance trades.
• Skilled knowledge of preventative maintenance scheduling.
• Ability to perform a wide variety of general and skilled journey-level work in apartment maintenance and repair or special trade.
• Ability to safely operate equipment used in the building trades.
• Ability to work independently and analyze situations accurately and adopt an effective course of action.
• Ability to effectively communicate orally and in writing.
• Ability to establish and maintain effective work relationships with staff, vendors and residents in the performance of required duties.
• Enter information on Maintenance Work Orders after completion of maintenance and repair work.
• General computer and computer applications proficiency, including Microsoft Office programs (Word, Excel, and Outlook), and Property Management software.
REQUIRED EDUCATION & EXPERIENCE
• Ability to meet the physical requirements necessary to perform required job duties safely and effectively.

LICENSES & OTHER REQUIREMENTS
• A valid California driver’s License, proof of automobile liability insurance, and access to a reliable vehicle.
• Possession or ability to obtain insecticide/hazardous material applications permit.
• Valid Trade License, if applicable.
